Loans for the Purchase & Renovation of Real Estate Investment Properties

These loans are structured to provide purchase and rehab funds with little money down. The property must be single-family and located in or around DFW.
Loan-to-Value (LTV): Up to 70% of ARV (After-Repaired Value).
Rate and Term: 12% interest-only for 6 Months, with options to extend for additional 3-month terms for a 1% fee.
Fees and Interest Due at Closing: For most loans, ZERO! We often defer until exit.
Due at Exit: 2 points, reimbursement of $400 doc prep and $450 appraisal expenses, and the first-month’s prorated interest.
Draw Request & Inspection Fee: $25 for a wire plus $75 for an onsite inspection. Usually a same or next business day turnaround.
Underwriting Fee: $450 commitment fee
Rehab Inspection Fee: $100
